The mistake we see most on flat roofs is a coating rolled over a roof that is already gone. A coating buys years on a roof that is worn but still sound underneath. It does nothing for wet insulation or a membrane that has already failed, and putting one over that just hides the problem until the ceiling shows it. So before we quote a coating we check what is under the surface. If the roof will take it, a coating is the cheapest honest way to get more life out of it, and the reflectivity is a real win against the South Florida heat. If it will not, we tell you straight.
