Roof Replacement in Deerfield Beach, FL
Sometimes the roof really is finished, and stretching it further just moves money from the roof to the drywall. When that is where you are, a replacement should be done once and done properly: right underlayment, right fastening schedule, permit pulled, inspection passed.

The Difference
Why people choose Johns Roofing Services for roof replacement
The underlayment is the roof
Tile and shingle are the wear layer. What actually keeps water out is the membrane underneath, and that is where a cheap job gets cheap.
Permit and inspection
We pull the permit and the work gets inspected. A roof done without one is a problem that surfaces when you sell the house.
You see the deck
Once the old roof is off, the decking is exposed. We photograph it, and any rotten sheathing gets replaced and shown to you rather than covered over.
Watch For These
Signs you need roof replacement
- Repairs in several separate areas within the same year
- Widespread cracked or slipped tile across the whole roof
- Shingles curling, cupping or losing granules across full slopes
- Sagging visible along the roofline
- A roof at or past the age its material is rated for

Our Own Work
Phases of a real South Florida flat roof project
Three stages of the same job, photographed as the crew worked it.
What we look at once the old roof is off
Once the old roof is off, the deck tells the truth. Tile and shingle are the wear layer, but what actually keeps water out is the underlayment and the deck beneath it, and that is where a cheap job gets cheap. We photograph the deck, replace any rotten sheathing and show it to you rather than covering it over, then dry the roof in before we leave it, because in this climate an open deck and an afternoon storm do not mix. The permit is pulled and the work is inspected, so the roof is on record when you sell the house.
| Tile | Shingle | Flat / low-slope | |
|---|---|---|---|
| Typical use | Older and higher-end homes | Many residential roofs | Additions, patios, commercial |
| Feel for lifespan | Long, if maintained | Moderate | Depends on the system and coating |
| Notes | Older profiles can be hard to match | Straightforward to repair or replace | Fails at seams and drains, not the field |

What our customers say
My patio roof, which has an AC unit on top, started leaking and the wood underneath was completely rotted. I knew it was time to get it repaired before something bad happened. I got quotes from five companies, but none of them impressed me. Some wanted to replace the entire roof, and others didn’t want to open it at all—they just wanted to seal the top and bottom and leave all the rotten wood hidden inside.

Roof Replacement - Frequently Asked Questions
How much does a roof replacement cost in Deerfield Beach, FL?
It depends heavily on the material, the size and pitch, and what the decking looks like once the old roof is off, so every project is different. We will provide a free estimate with the best solutions and materials.
How long does a roof replacement take in South Florida?
Most residential roofs are a matter of days rather than weeks, but weather drives the schedule here more than labour does. We will give you a realistic window rather than an optimistic one.
Do I have to replace the whole roof in South Florida, or can you do one slope?
Sometimes a slope can be done on its own. In Florida there are code thresholds around how much of a roof you can touch before the whole thing has to be brought up to current code, and we will tell you where your job sits relative to those.
What happens if it rains mid-job on a South Florida roof?
The roof gets dried in before we leave it. That is the point of the dry-in stage, and it is not optional in this climate.
Who hauls the old roof away after a South Florida replacement?
We do. Removal and disposal are in the quote, not a line item that appears afterwards.
