What we look at once the old roof is off
Once the old roof is off, the deck tells the truth. Tile and shingle are the wear layer, but what actually keeps water out is the underlayment and the deck beneath it, and that is where a cheap job gets cheap. We photograph the deck, replace any rotten sheathing and show it to you rather than covering it over, then dry the roof in before we leave it, because in this climate an open deck and an afternoon storm do not mix. The permit is pulled and the work is inspected, so the roof is on record when you sell the house.
