How we actually find a roof leak

A leak almost never starts where the stain shows up on your ceiling. Water runs along the underside of the deck, down a truss and across a joist before it drops, so chasing the stain is how a leak gets sealed three times and still comes back. We start at the roof and work the likely paths, the flashings, the valleys, the penetrations and the flat-roof seams and drains, until we find where the water is genuinely getting in. Then we fix that, and only that, rather than selling you a roof you may not need yet.

Why does my South Florida roof only leak in heavy wind?

Wind-driven rain gets pushed sideways under laps, up under flashing and through gaps that shed water fine when it falls straight down. A wind-only leak usually means a detail problem at an edge, a wall junction or a penetration.
